Selling

What will it cost me to sell my house?

Nothing. You won’t have to pay ANY fees. We pay all title fees and closing costs. Upon closing you collect a check or wire transfer from the title company.

How quickly do I get paid?

Once we have closed at the title company, you can receive funds sometimes the same day but usually, you'll receive funds the following day in the form of a cashier's check or bank wire transfer.

What if I have a Realtor?

We work with Realtors and Brokers all the time. We pay cash and can pay the Realtor commission. Selling to us can save you or the broker from paying an extra 3% commission. This can put tens of thousands in your pocket.

Can I choose my own title company?

Yes. But we prefer to use our select title company to ensure a smooth transaction. But you can choose a title company of your choice.

Home Condition

Do I need to fix up my house first?

No. We will buy homes AS-IS.
You can leave everything behind! We suggest taking only the things that you want and leave the rest behind. We want to make it as easy of a move as possible for you.

Do I need to clean my house before selling?

No. We will buy your house AS-IS.

My house tested positive for meth, will you still buy it?

Yes. We have purchased dozens of homes that test positive for meth.

My house has a foundation issue, will you still buy it?

Yes. We will buy homes with foundation issues.

My house has mold in it, will you still buy it?

Yes. We will buy homes with low and/or high levels of mold.

My house is in probate, will you still buy it?

Yes. We will speak to the probate attorney and will help expedite the sale.

My personal situation

My family member recently passed away. I want to sell but don't know how. 

First if this has happened we send our condolences and are sorry for your loss. More often than not when a family membrer dies the heirs don’t know who to turn to and don’t know what to do next. I have recently filed bankruptcy, can you still buy my house?

Yes. We need a ‘relief of stay’ from you bankruptcy attorney. Once they have provided that we can purchase your house.

What if I have family members involved in the sale of the house?

Any person who is on title will need to be involved and approve the sale of the property.

After I have sold the house...

How much time do I have to move out?

Normally we give home sellers thirty days. But, we can give you as much time as you need. We are happy to work with you based on your timeline.
